What’s involved?
There’s a lot to manage in a building project, including:

  • The design phase
  • Selecting builders, subcontractors and other providers
  • Organising building and other consents
  • Managing the construction – making sure people and supplies are in the right place at the right time
  • Managing changes to the design as the work proceeds
  • Tracking and monitoring progress
  • Arranging for building inspections
  • Organising payments
  • Negotiating with all the various parties
  • Resolving problems and organising rework.

What are your options?

  1. You can manage it yourself.  The builder is engaged on a labour-only basis and you manage all the subcontractors, the purchasing of materials, and so on.
  2. Your architect or architectural designer can manage the entire project on your behalf, including engaging the builder and subcontractor, monitoring their work and managing to completion - many will prefer this because it gives them more control over the finished outcome.
  3. You can engage a professional project manager.
  4. Your builder can manage the construction on your behalf.

Don’t underestimate the time and effort involved in managing a building project yourself.  Although you may save some money on project management fees, it’s often money very well spent and can actually save you a considerable amount in the long run, especially if you don’t have a good understanding of the building industry.
