It’s a good idea to make a list which describes the condition of the property, including the fixtures and fittings, before the tenant moves in (you may even want to take photos) and go over it with the tenant at the start of the tenancy.  That way you have an agreed record of the original condition of the property so you can identify any damage that needs to be rectified.

Arrange with the tenant to inspect the property every six months and agree with them any action that needs to be taken.

Regular inspections also give you an opportunity to spot any maintenance issues so you can have them fixed before they become a bigger problem.  This also shows the tenant that you are a responsible landlord and willing to keep the property in a good condition.
