Good tenants look after your property, let you know when things need fixing and pay their rent in full and on time.  Poor tenants have little regard for your property, may cause damage and are often late with rent – or not pay at all.

Some people find dealing with tenants stressful, while others treat it as just part of the business.  If you prefer not to deal with tenants, you can engage a property management company to do so on your behalf, for a fee (for more information on this see our ‘What’s involved?’ section).

Ways of finding tenants include:

  • Advertising in the ‘To Rent’ columns of your local newspaper (Wednesday and Saturday are the most popular days)
  • Advertising on websites such as TradeMe or Search4homes (the New Zealand Herald property website), and real estate company websites
  • Placing an ad on local notice boards, e.g. in the window of local shops (or the student union if you have student accommodation to let)
  • Putting a ‘To rent’ sign outside the property itself.

Tip: Get references and a credit check

Always ask for references and carry out a credit check.  A useful website is Tenancy Information New Zealand.  This provides a tenant database as well as the ability to run credit checks on prospect.
